Services
Two kinds of work, one habit of mind.
Residential and commercial work make different demands, but they run on the same method. Below is what each involves, and how we like to be engaged.
01 — Residential
Houses, extensions, and the rooms between.
The person you meet at the first site visit is the person drawing your house and the person answering the builder’s questions eighteen months later.
New-build houses on tight or awkward sites
Whole-house remodels and reconfiguration
Extensions, including to listed and period buildings
Planning and listed building consent applications
02 — Commercial
Workplaces, hospitality, and adaptive reuse.
Most of our commercial work happens inside buildings that already exist. We start with how the business actually runs — the rhythm of a week, not an org chart — and design the fabric around that.
Workplace fit-out and whole-building strategy
Hospitality — restaurants, bars and small hotels
Adaptive reuse of industrial and heritage buildings
Feasibility studies and site appraisals for developers
03 — Engagement
Three ways to work with us.
01
Feasibility study
Fixed fee — 3 to 5 weeks
A short, self-contained piece of work. We survey the site, test two or three options in plan and section, and give you a drawn report you can take to a planner, a lender or a builder.
02
Full service
Percentage of build cost — RIBA 0 to 7
The usual arrangement. We run the project from first sketch through planning, tender and construction, and stay on site until the last snag is closed.
03
Design and planning only
Fixed fee per stage
For clients with their own contractor or project manager. We take the design through consent and hand over a coordinated package, then step back.
